Key Takeaways by Region

1
San Francisco
The single-family median sale price jumped back above $2 million in September, finishing 18.4% higher than a year ago at $2,054,000. Single-family homes continue to sell in 12 days, while condos have accelerated dramatically to just 14 days, down from 26 days last September.
2
Silicon Valley
Single-family median prices diverged again in September, with San Mateo County up 6.50% year over year to $2,129,000 while Santa Clara County slipped 2.56% to $1,900,000. Condo pricing is where the real softness lives, with all three counties posting year-over-year declines, including double-digit drops in Santa Clara and Santa Cruz.
3
East Bay
Single-family prices are holding roughly flat year over year, with Alameda County at $1,250,000 and Contra Costa County at $850,500, both easing modestly from their late-spring highs. Inventory has tightened meaningfully, with single-family listings down 18.75% and condo listings down 18.36% compared to September of last year.
4
North Bay
Median single-family prices climbed year over year in three of four counties, led by Sonoma County at 7.79% growth, while Solano County slipped 5.74%. Inventory continues to tighten sharply, with single-family listings for sale down 28.15% year over year and new listings off 24.05%.
5
Greater Bay Area
Inventory has thinned across the board, with roughly 7,700 single-family homes for sale region-wide against about 9,700 a year ago, a decline of nearly 21%, and condo supply off a comparable 18%. Homes are selling faster nearly everywhere, with San Francisco, San Mateo, Santa Clara, Alameda, and Marin all clearing in two weeks or less and Napa cutting its single-family marketing time nearly in half.
6
United States
Median home sale prices have declined for the third straight month, slipping to $417,500 in September, though they remain slightly above where they were a year ago. Inventory broke out of its four-month plateau in September, climbing to 1,600,000 homes, the highest level in over a year.
