Nine days to offers
The preparation paid off. Within nine days of going on the market, we had seven offers on the table. Six of them were all-cash. Three above $4,000,000. This was faster than every comparable $3M+ sale in the neighborhood this year, including 525 Arkansas St (12 days) and 439 Connecticut St (11 days). Listed at $2,998,000, the home ultimately sold for $4,540,000... 51% over asking, and the second-highest sale in Potrero Hill this year, behind only 228 Connecticut St at $5,272,500.
By our estimate, that $75,000 in preparation added more than $500,000 in value on its own — and the competition it created among buyers, paired with our expert negotiation, pushed the winning offer another $750,000 higher. A $75,000 investment, returned more than fifteen times over.
By the time escrow closed, our clients had already relocated. They signed the closing documents remotely from across the country, while we managed every detail of the transaction from here: walk-throughs, final negotiations, final paperwork, final repairs every detail closing requires.
